Every year around May or June the calls start picking up. Doors that were working fine all winter suddenly start acting up the moment Modesto hits triple digits. And it is not a coincidence. The same heat that is cranking your AC and stressing your appliances is doing a number on your garage door at the same time. I have been out here replacing seals, fixing off-tracks, and swapping broken springs through Central Valley summers for 12 years. Let me tell you exactly what is happening and what you can do about it.

Summer special available now

Good Golly Garage Doors runs a summer maintenance special every year that includes a full inspection, lubrication of all moving parts, and opener service. Call us before the heat hits and we will get your door ready.

The 5 most common heat-related garage door problems in Modesto

These are the calls we get every single summer without fail. If any of these sound familiar, your door is telling you something.

1. Worn bottom seal and perimeter vinyl trim

The rubber seal along the bottom of your door and the vinyl trim around the perimeter frame take a beating from years of sun and heat exposure. Over time the material gets brittle, discolors, warps, and cracks. When that happens you start seeing light gaps around the door, debris sneaking in, and most importantly hot air pouring into your garage all day long.

A hot garage is not just uncomfortable. If you have a refrigerator, freezer, or any electronics out there, that heat is stressing those appliances and shortening their lifespan. Your energy bill goes up too because your AC is fighting to compensate. A fresh bottom seal and perimeter trim is one of the cheapest and most impactful things you can do before summer arrives.

2. Off-track doors

An off-track door is what happens when the spring system develops a tension issue and the door goes crooked and gets jammed in the track. We get a lot of these calls in the summer and the pattern is almost always the same: the door has not been serviced in years, the hardware is aged, and then the heat causes everything to expand just enough to push it over the edge.

When steel expands in the heat and the components are already worn, the door stops running true. It wobbles, it binds, and eventually it comes off the track entirely. Do not try to force it back yourself. You will bend the track and turn a relatively straightforward repair into a much more expensive one.

3. Broken springs

Springs break year round but we see a spike in the summer for a reason. Every time the temperature drops the steel in your springs contracts, and every time it climbs back up that steel expands. After years of that back and forth in a climate like Modesto's, the metal fatigues. Add a heat wave on top of already worn springs and the timing of the failure is not a surprise anymore.

If your door suddenly will not open one morning or you heard that loud bang from the garage, there is a good chance a spring let go. Review our broken spring guide for exactly what to do next, but the short version is: leave the door alone and call us.

4. Noisy, rough-running doors

If your garage door has started sounding like it is working a lot harder than it used to, the heat is probably a factor. When everything expands you will hear rollers dragging in the track instead of rolling smoothly. In some cases the panels themselves start dragging against the door jamb of the house because the door has expanded just enough to make contact. It sounds bad and it puts extra wear on every component every time the door cycles.

A proper lubrication with the right product goes a long way here. More on that below.

5. Opener motor failures

This one catches people off guard. They will notice the door works fine in the evening or early morning but struggles or refuses to operate in the heat of the afternoon. Then as the sun goes down and things cool off, it starts working again. That is a classic sign of a failing capacitor.

Extreme heat combined with age and use causes capacitors inside the motor to start leaking and breaking down. The capacitor is what gives the motor the boost it needs to start turning. When it starts to go, the motor cannot turn over under the heat load until things cool down enough to compensate. If you are seeing this pattern, do not wait. A capacitor that is on its way out will eventually fail completely, often at the worst possible time.

How to properly prep your door before summer hits

Your garage door is the biggest moving part in your home and one of the most frequently used. Most people give more thought to their AC tune-up than their garage door, and then wonder why it breaks down in July. Here is what a proper summer prep looks like.

  1. Full inspection of every component. We go through every nut and bolt on the door. Anything loose gets tightened. We look for parts showing rust, discoloration, or stress cracks. Those are the parts that break first when the heat peaks. Catching them before summer is always cheaper than an emergency repair in the middle of a heat wave.
  2. Balance test and scale weight check. We disconnect the door from the motor and do the balance test and bathroom scale check. If the spring system is not properly balancing the door now, it definitely will not be when everything expands in the heat. A door that reads more than 10 pounds on the scale is putting excessive stress on the motor, rollers, hinges, and end bearing plates every single cycle.
  3. Lubrication of all moving parts. Every roller, hinge, spring, and cable gets properly lubricated. This reduces friction, quiets the door down, and helps components handle the expansion that comes with the heat.
  4. Low temperature grease treatment on the motor. We apply a low temperature grease to the motor's moving parts to reduce friction and help it handle the extra load that comes with operating in extreme heat.
  5. Clean the safety sensor eyes. We clean the sensor lenses and wipe down the door to remove dust, dirt, debris, and the occasional spider web that has taken up residence over the winter and spring.
  6. Replace the bottom seal and vinyl perimeter trim. If they are cracked, brittle, or showing gaps, we swap them out. This is your first line of defense against hot air, debris, and pests getting into the garage.

What you can do yourself right now

First thing I want you to do is put a reminder in your calendar right now. The garage door needs attention just like your AC and your water heater. It is the most frequently used moving part in most homes and it also happens to be the biggest. It is not going to work forever without some care.

If you want to handle basic maintenance yourself, here is what to do:

DIY summer maintenance checklist

  • Pick up a can of silicone-based spray from your local hardware or department store. Lubricate all the moving parts including rollers, hinges, and the torsion components such as the end plates, drums, springs, and center bearing. Do not spray the torsion bar itself. Wipe off any excess with a rag when you are done.
  • If you notice anything rusty or discolored while you are in there, the lubricant is not going to fix that. It is not a time machine. Give us a call.
  • Disconnect the door from the motor and do the halfway balance test. Lift it to the midpoint and let go. It should stay put. If it falls or flies up, your spring system needs attention.
  • Grab the bathroom scale nobody likes and set it under the center of the door in manual mode. If it reads over 10 pounds the springs are not doing their job and your motor is paying the price every single cycle.
  • Walk around the perimeter of the closed door and look for light gaps. If you can see daylight coming through at the bottom or sides, it is time for new seals and trim.

If any of those checks turn up something concerning or you just want a professional set of eyes on everything before the heat hits, that is what we are here for. We always have a summer maintenance special that covers a full inspection and lubrication so you are not going in blind when Modesto hits 105.

Frequently asked questions

Why does my garage door only work in the morning and not in the afternoon?

That is a classic sign of a failing capacitor in your opener motor. The capacitor gives the motor the boost it needs to start. When it starts breaking down from heat and age, the motor cannot turn over when temperatures are at their peak but manages to work once things cool down in the evening. This will get worse over time and eventually fail completely. Get it looked at before it leaves you stranded.

How often should I lubricate my garage door?

At minimum once a year, and here in the Central Valley I recommend doing it before summer hits. Use a silicone-based spray on rollers, hinges, and the torsion bar. Do not use WD-40, it is a degreaser, not a lubricant, and it will actually dry things out over time and attract dirt.

Why does my garage door sound so much louder in the summer?

Heat causes everything to expand. When the steel components in your door system expand, rollers start dragging in the track instead of rolling and panels can even make contact with the door jamb. Proper lubrication helps, but if the hardware is worn or the spring tension is off, the noise will keep coming back until those underlying issues are addressed.

How do I know if my garage door seals need to be replaced?

Stand inside your garage with the door closed during the day. If you can see light coming in around the bottom or sides of the door, the seals are gone. You may also notice the rubber is cracked, stiff, or pulling away from the door. Brittle and warped vinyl trim around the frame is another sign. Both are inexpensive fixes that make a noticeable difference in how much hot air gets into your garage.
