
Every year around May or June the calls start picking up. Doors that were working fine all winter suddenly start acting up the moment Modesto hits triple digits. And it is not a coincidence. The same heat that is cranking your AC and stressing your appliances is doing a number on your garage door at the same time. I have been out here replacing seals, fixing off-tracks, and swapping broken springs through Central Valley summers for 12 years. Let me tell you exactly what is happening and what you can do about it.
These are the calls we get every single summer without fail. If any of these sound familiar, your door is telling you something.
The rubber seal along the bottom of your door and the vinyl trim around the perimeter frame take a beating from years of sun and heat exposure. Over time the material gets brittle, discolors, warps, and cracks. When that happens you start seeing light gaps around the door, debris sneaking in, and most importantly hot air pouring into your garage all day long.
A hot garage is not just uncomfortable. If you have a refrigerator, freezer, or any electronics out there, that heat is stressing those appliances and shortening their lifespan. Your energy bill goes up too because your AC is fighting to compensate. A fresh bottom seal and perimeter trim is one of the cheapest and most impactful things you can do before summer arrives.
An off-track door is what happens when the spring system develops a tension issue and the door goes crooked and gets jammed in the track. We get a lot of these calls in the summer and the pattern is almost always the same: the door has not been serviced in years, the hardware is aged, and then the heat causes everything to expand just enough to push it over the edge.
When steel expands in the heat and the components are already worn, the door stops running true. It wobbles, it binds, and eventually it comes off the track entirely. Do not try to force it back yourself. You will bend the track and turn a relatively straightforward repair into a much more expensive one.
Springs break year round but we see a spike in the summer for a reason. Every time the temperature drops the steel in your springs contracts, and every time it climbs back up that steel expands. After years of that back and forth in a climate like Modesto's, the metal fatigues. Add a heat wave on top of already worn springs and the timing of the failure is not a surprise anymore.

If your garage door has started sounding like it is working a lot harder than it used to, the heat is probably a factor. When everything expands you will hear rollers dragging in the track instead of rolling smoothly. In some cases the panels themselves start dragging against the door jamb of the house because the door has expanded just enough to make contact. It sounds bad and it puts extra wear on every component every time the door cycles.
A proper lubrication with the right product goes a long way here. More on that below.
This one catches people off guard. They will notice the door works fine in the evening or early morning but struggles or refuses to operate in the heat of the afternoon. Then as the sun goes down and things cool off, it starts working again. That is a classic sign of a failing capacitor.
Extreme heat combined with age and use causes capacitors inside the motor to start leaking and breaking down. The capacitor is what gives the motor the boost it needs to start turning. When it starts to go, the motor cannot turn over under the heat load until things cool down enough to compensate. If you are seeing this pattern, do not wait. A capacitor that is on its way out will eventually fail completely, often at the worst possible time.
Your garage door is the biggest moving part in your home and one of the most frequently used. Most people give more thought to their AC tune-up than their garage door, and then wonder why it breaks down in July. Here is what a proper summer prep looks like.
First thing I want you to do is put a reminder in your calendar right now. The garage door needs attention just like your AC and your water heater. It is the most frequently used moving part in most homes and it also happens to be the biggest. It is not going to work forever without some care.

That is a classic sign of a failing capacitor in your opener motor. The capacitor gives the motor the boost it needs to start. When it starts breaking down from heat and age, the motor cannot turn over when temperatures are at their peak but manages to work once things cool down in the evening. This will get worse over time and eventually fail completely. Get it looked at before it leaves you stranded.
At minimum once a year, and here in the Central Valley I recommend doing it before summer hits. Use a silicone-based spray on rollers, hinges, and the torsion bar. Do not use WD-40, it is a degreaser, not a lubricant, and it will actually dry things out over time and attract dirt.
Heat causes everything to expand. When the steel components in your door system expand, rollers start dragging in the track instead of rolling and panels can even make contact with the door jamb. Proper lubrication helps, but if the hardware is worn or the spring tension is off, the noise will keep coming back until those underlying issues are addressed.
Stand inside your garage with the door closed during the day. If you can see light coming in around the bottom or sides of the door, the seals are gone. You may also notice the rubber is cracked, stiff, or pulling away from the door. Brittle and warped vinyl trim around the frame is another sign. Both are inexpensive fixes that make a noticeable difference in how much hot air gets into your garage.
