How Much Does Garage Door Repair Cost?

The honest answer: It varies widely. What kind of door do you have? What size? What is actually broken? And what failed that caused that part to break? There is a lot of cause and effect here. Maintenance can range from $49 to $189. An emergency repair can be as much as $3,000 depending on all those factors combined.

I get this question every single day. And every single day my answer is the same: it depends. Not because I am dodging the question, but because your garage door is a system. The biggest moving part of your home. And like any system, what something costs to fix depends on what broke, what caused it to break, and how long it was heading in that direction before it finally gave out.

Let me walk you through the real numbers by repair type so you actually know what you are looking at before I even pull up.

Broken Spring Replacement: $250 to $2,000

Spring replacement is the most common call we get. The range is that wide for a real reason. What kind of door do you have? What size is it? Which other components on the muscle system failed that caused the spring to break in the first place?

Here is what most people do not understand: a spring is just one part of a system that works together in unison to counterbalance the door. The spring is what everyone sees and blames. But the end bearing plates never get a homeowner's attention and honestly, not even some garage door guys. Not us, but some.

Then there is the question of what kind of spring do you actually want. That is a real conversation we have with every single customer:

Pricing varies based on door size, weight, number of springs required, and drum configuration.

The question I ask every customer is simple: do you want to do this again in 3 to 5 years, in 9 to 12 years, or maybe never again? With our Golly Guard Long Life Springs, powder coated, rust and corrosion proof, and rated up to 90,000 cycles, never again is actually an option.

Door Off Track

There are three ways a door goes off track. First, it closed on the rakes and brooms in the corner of the garage. It is okay. Everyone puts them there, you are not the only one. Second, you accidentally tapped the door with the car. That happens more than you think and no judgment here.

But when a door goes sideways on its own with no obvious cause. 95% of the time in my experience that is a failure on the muscle system. What the system is saying is: I am old enough to buy beer, I need to be replaced.

The cost difference matters here. A door knocked off track by debris or a car tap is usually a straightforward fix. A door that went sideways on its own is your spring system waving a white flag. Those are two very different conversations and two very different bills.

Door Will Not Close

A lot of the time this is a safety sensor issue. Those sensors sit at the bottom of the track on both sides. On trash day when you are hauling the garbage in and out, or when you are reorganizing and that box of memorabilia is just close enough the sensor thinks something is in the way and stops the door. That is the sensor doing exactly what it is supposed to do.

But the one that really gets people is when the sensors are 10 to 12 years old. They have been sitting in the sun, getting covered with dust, dirt, and spider webs. The lenses get cloudy and they cannot see each other anymore even when there is absolutely nothing in the way.

Could you replace the sensors for $150 to $250? Yes you could. But here is the question I always ask: if the safety feature on the motor has aged out, what kind of shape do you think the motor and gears are in? The answer is never good.

Important to know: Safety sensors only affect the door closing not opening. If your door will not open, the sensors are not the issue. That is a different problem entirely and we will find it.

Opener Repairs: What It Actually Costs

Opener repair costs depend on what specifically has failed inside the unit. Here is a real breakdown of what we actually charge:

Loud Noises, Shaking, and Slow Operation

When a door is loud my first thought goes straight to rollers, bearings, and the weight of the door meaning what is the actual state of the torsion spring system and how labored is the motor, what age is it, and what drive is it running.

Shaking means we have some real issues. Definitely a counterbalance weight problem and possibly cables starting to fray, causing the door to move at an angle instead of straight up and down.

Slow operation tells me that door must be incredibly heavy to the motor because the spring system has weakened. If the motor is still trying but barely, the safety features definitely are not working properly anymore and it is close to breaking itself just trying to keep up.

And do not let anyone tell you every roller is the same it is absolutely not:

Maintenance The Superhero Most Homeowners Never Knew Existed

Maintenance is the superhero homeowners do not know exists. Here is exactly what happens when we come out for one.

We go through the entire door and motor with a fine tooth comb. Visual inspection of every moving part looking for rust, discoloration, cracks, and debris. Then we check the door balance and put a scale under the door to see how much work the spring system is actually doing, if any. We check date codes on the springs and the drums.

Then we move to the motor. We inspect the age, model, and horsepower of the unit. We take the case off and inspect the gear system for wear usually it looks like snowflakes inside the unit, or there will be a pile of black debris from the sprocket overhead if it is worn. We look at the capacitor for swelling or leaking. We check the chain or belt tension is it sagging, starting to tear, or rusting. We run the motor by itself without the door connected to compare operation. We test the safety sensors and we do a safety reversal test by putting a 2x4 under the door to make sure the motor reverses when it makes contact with pressure. We also check older units with force adjustment knobs to see what level they are cranked to.

Once that is all done, we lubricate the door with a silicone-based lubricant, do a low temp grease treatment on the motor gear and rail, and then we clean everything the door, the sensors, the motor, the light cover, the wall button with Simple Green and rags. They get pretty dirty. Everyone loves coming out to a great smelling, clean garage.

$49 to $189. That is what maintenance costs. The people I service for emergency work are the customers who did not know they needed to maintain the door. The customers I see every year for their annual maintenance love seeing me just like the landscaper, the pool guy, and pest control because they never have an emergency. It never gets that bad.

On the Fence About Calling?

If you are on the fence about calling, it probably means you have already noticed the door is acting weird or sounding weird. I mean come on this is the most convenient and biggest moving part of your home. The reason you do not think about it is because it is so reliable and it always works, and it works constantly. It is such a habit that sometimes we need to turn around just to check whether we even closed it.

Best case scenario: you were about to have something really bad happen, we catch it, and you save money by preventing the failure before it causes more things to break. Worst case scenario: we come out, look at everything, and say everything looks great we will see you next year, compare our notes, and address whatever wear has happened.

Nobody likes me in an emergency situation because it is always bad and it is always the worst possible time for it to happen. My yearly maintenance customers love seeing me because they never have a big emergency bill.
